When a Florissant call cannot wait for morning
Some problems are fine until the next business day, and some are not. Water spreading across a floor, a toilet that overflows when flushed, a ceiling that drips, or a water heater leaking at the base all belong on the line right now. Shut off the main water valve first, then call.
If sewage is coming up a floor drain, stop using every fixture and keep the washer off. We will ask what you see and which fixtures are affected, then book a same-day appointment when available. If you smell gas, leave the house and call Spire at 800-887-4173 or 911 before you call us.
- Water running from a ceiling, wall or the base of a water heater.
- Sewage or dirty water rising in a tub or floor drain.
- A toilet that overflows and will not stop.
- No water at all when your neighbors still have it.
What Florissant's housing age means for your pipes
About 18,000 Florissant houses were built between 1947 and 1980, a large share of the city. Plumbing from that era can include cast iron drain stacks, clay or fiber sewer laterals and galvanized supply pipe. That does not mean yours is failing, but it is why we put a camera in a line that clogs again and again before we suggest a repair.
Old Town Florissant is older still. The Old St. Ferdinand Shrine buildings date from 1819 to 1888, and the St. Ferdinand Central Historic District is on the National Register. A house near Old Town may have been added to over time, so we expect mixed pipe materials and check them instead of assuming.
The International Plumbing Code (IPC), published by the International Code Council, is the model code Florissant adopted in its 2021 edition. Its drainage and venting chapters are what a Florissant inspector measures a repair against.
Pipe era and the usual first step
The age of the house points us to the likely trouble spot. This is a starting guide, and what we find on site decides the plan. A repeat clog calls for sewer camera inspection, and a failing pipe section leads to sewer line repair.
| Home era | Pipes that can show up | Usual first step |
|---|---|---|
| Older Old Town homes | Mixed old and newer pipe from additions | Locate shutoffs, then a camera look |
| Built 1947 to 1980 | Cast iron drains, clay or fiber laterals, galvanized supply | Drain cleaning, then camera if it returns |
| Built after 1980 | More copper and plastic | Repair the fixture or section that failed |
Galvanized supply pipe that keeps rusting and losing pressure is a case for repiping instead of patching one leak at a time.

Three ZIP codes, one Florissant
Florissant uses 63031, 63033 and 63034. Of the three, 63031 is the largest preferred-name ZIP, with about 47,600 residents. ZIP 63033 is shared with Black Jack, so an address there may be in either city, and our Black Jack page covers that side. ZIP 63032 is a PO box ZIP along North Highway 67 and holds no street addresses.
Ferguson is a nearby town to the south. Call and tell us the street, and we will confirm whether we can schedule you, because a ZIP alone does not settle which city an address is in.
Permits and licenses for Florissant work
Plumbing work in Florissant needs a St. Louis County license, held by a Master Plumber, Journeyman, Registered Plumber or an apprentice working under a Master. Florissant's code adopts the 2021 International Plumbing Code. Ask any plumber to show you their county license before work starts, ours included.
Owners of detached single-family homes may pull a homeowner permit for their own work, but that excludes gas lines and underground or slab-enclosed piping. When a repair is an emergency, the code allows the permit application within 48 working hours, so a burst pipe at midnight does not wait on paperwork. For a failed supply line, see water line repair and replacement.
Florissant on the map
Most of Florissant lies north of I-270, with the Missouri River along its northwest edge and Sunset Park, 108 acres, on the river side. If your street is near the river, tell us, because low spots and older mains behave differently from the middle of town. Hazelwood and Ferguson are to the south, Black Jack to the east and Old Jamestown to the north.

Not automatically. Houses of that age can have clay or fiber laterals, and many work fine for decades. If a drain clogs more than once, a camera look shows the real condition before you spend on repairs.
The Metropolitan St. Louis Sewer District maintains public sewers, and the private lateral from the house to the public main is generally the owner's. Confirm your own case with MSD at 314-768-6260.
Owners of detached single-family homes may pull a homeowner permit for their own work in Florissant, with gas lines and underground or slab-enclosed piping excluded. Check with St. Louis County before starting.
